We keep your home ready, watched, and worry-free.

The backbone of a well-run seasonal home — prepared before you arrive, watched while you're away, and closed up with care when you leave.

Seasonal arrival prep / “open-up”

Air out and inspect the home, turn on utilities and water, set the AC, stock the fridge and pantry to your preferences, fresh flowers and a welcome touch — everything confirmed working before you arrive.

Seasonal departure / “close-up”

Clear perishables, manage laundry and linens, adjust thermostat and water, secure the home, coordinate storage, and arrange mail and package holds.

Home watch & check-ins

Scheduled visits while your home is vacant — checking for leaks, pests, and storm damage, running water, confirming security, with a photo report after every visit.

Vendor coordination

Scheduling and supervising cleaners, landscapers, pool service, handymen, painters, pest control, and HVAC — including being present so you don't have to be.

Holiday & seasonal decorating

Install and later remove decorations, interior or exterior, sourced or client-provided.

Waiting & access service

We are your single trusted point of contact — and we coordinate licensed specialists for anything we shouldn't do ourselves: medical or nursing care, licensed home repairs, electrical or plumbing work, and financial or legal advice. We manage those vendors; we don't perform licensed work.
